CIT magazine reported that the resort will provide 99 villas with a selection of jungle, beach or over-water options, including an 870sqm presidential water villa with three bedrooms and private pool with Jacuzzi.
Guests will have a choice of three restaurants including Italian, international and Japanese options.
The resort will also be designed to minimize the environmental impact, with sustainable materials and measures being taken for maximum sustainability and efficiency.

Maldives Tourism Development Corporation (MTDC) announced the sale of Niyama Maldives, the resort managed in the islands of Enbudhufushi and Olhuveli in Dhaalu atoll, for USD 23.3 million (MVR 359.2 million).
In a statement, MTDC declared that its board of directors has decided to sell the chief lease rights of the resort to O Plus E Holdings Pvt Ltd, the resort’s developer and current operator.
MTDC had previously sold another one of its resorts, Herathera Island Resort in Addu atoll, to a Singapore firm for USD 33 million in 2014. The corporation currently owns two resorts on lease, Ayada Maldives at Gaafu Dhaalu atoll Magudhuvaa island and Anantara Kihavah Villas at Baa atoll Kihavah Huravalhi island.
According to MTDC, the decision to sell Niyama’s lease holding rights was taken in light of the government’s stipulation that the company commence rent payments for the four islands under their management beginning this year. The state had previously postponed lease payments and other fees of the islands for MTDC until the end of last December. MTDC stated that its board of directors had ruled that its current business model would not yield profit in the long term once rent payments commence, leading to the decision to sell the resort.
The company noted in its statement that it had faced several obstacles and damages following the amendment to the Maldives Tourism Act in 2010. However, MTDC declared that it had successfully achieved the goals of its formation and established itself as a profiting company since 2014.
“However, it would seem that MTDC’s current business model not only hinders the company from reaching the goals of its foundation, but does not appear to be the most beneficial to either the company or its shareholders in the future.”
MTDC elaborated that its board of directors had debated several perspectives on the issue before settling on paying the rent and other fees, which have been delayed over the past few years, to the state as the best course of action, as well as change its business model to a more durable policy. In order to achieve their new decision, the company had settled on selling the lease hold rights of two resorts MTDC had subleased to other operators. MTDC declared in its statement that these sales will cover the majority of the payment owed by the company to the state, as well as facilitate the development of a new resort this year by MTDC.

The Maldives government is seeking local and international firms to propose a master plan for iHaven, the integrated project to be operated in the northernmost Ihavandhippolhu atoll of the archipelago.
In a notice, the economic ministry invited local and international firms to submit their proposals for the iHaven master plan, in accordance with the project’s Terms of Reference, by August 24. The shortlisted companies and entities will be invited for further discussions.
The ministry stated that the Terms of Reference specifies the services required, details on the project location and the preferred date for project completion.
Noting the high priority of the iHaven project, the ministry added that land reclamation phases of the project will commence in December.
The iHaven integrated project comprises of the development of harbors and ports, the production, processing and storage of cargo, an international cruise facility, airport and real estate.

Bank of Maldives has signed an agreement with the Maldives Pension Administration Office (MPAO) to accept retirement savings as equity for home loans. This will pave the way to make home finance more accessible and more affordable for Maldivian individuals and families who, until now, have found it difficult to meet the initial equity down payment required.
BML Home Loan applicants will now be able to use funds accumulated in their Retirement Savings Account (RSA) to meet the required 20% equity contribution. These funds will be collateralize and held by MPAO for the duration of the loan. If the amount available is not sufficient, applicants can top it up through their own contribution. Families will have the option of pooling together their RSAs when applying for a Home Loan.
Commenting on this scheme, BML CEO and Managing Director Andrew Healy said “One of the biggest obstacles home buyers face is not having enough savings to meet the required equity contribution and today’s initiative with MPAO represents a sensible solution. Rather than waiting for their retirement savings account to mature, people will be able to use their pension funds to help buy a home through being able to make that all important down payment.”
Andrew continued “You will be aware that earlier this year we reduced our interest rates for home loans by 2%. And with this new initiative, home ownership is now more accessible and borrowing costs are lower than they have ever been.”

The parliament has amended the land ownership legislation so that the first time buyers of flats are exempted from paying taxes to the state.
The bill was proposed to the parliament by MP of Funadhoo constituency Ali Saleem. It was passed with the consensus of 71 members present in the parliament. According to the amendment if the buyer is an 18 year old and if it is the first time the person is buying a flat، then that person is exempted from paying taxes.
A lot of MPs talked in the parliament supporting the bill. However some members criticized the government taxation policies.

Gulhifalhu Investments Ltd. says it will start developing the island of Gulhifalhu, located between Thilafushi and Villimale’, as an industrial village only after leasing out all the land plots there.
Answering a question posed by VNews, Gulhifalhu Investments’ Managing Director Abdulla Fazeel said 70 percent of the land has already been leased out, but it was undecided about how the rest of the land will be leased out. Fazeel said once all the land plots are leased out, work on developing the reclaimed island into an industrial village will begin as per government’s plan.
Nasheed Administration had developed the island with the intention of populating part of it. Therefore, housing units had been constructed and some had even paid the acquisition cost. However, the current government has decided to convert the entire island into an industrial village, giving the assurance that those who have purchased housing units there will be compensated by providing flats in Hulhumale’. The government has even hand over flat acquisition guarantee documents to them.
When asked about the housing units in Gulhifalhu, Fazeel said the units will be converted into labor quarters.
He said that Gulhifalhu Investment is not responsible for those who have purchased housing units in the island and that the housing ministry is handling the issue. But he said the company will continue to monitor the situation and push to speed up the flat acquisition process for them.
He further said that about MVR 37 million had been spent on the housing units and added that the island will be developed to ensure that the state reaps maximum benefit.
Gulhifalhu Investment Limited was corporatized on April 2010, with the objective of reclaiming and developing the island as an industrial hub to cater to the needs of the industries in the Greater Male’ Region.
